The first plenary session of the Realty Plus Conclave 2010 opened to a packed audience in Durbar Hall at The Taj Palace in New Delhi. The first session - Paradigm Shift In Housing -deliberated on the prevailing trends in the real estate market. The eminent panelist had a common view that the demand for affordable homes are rising across India. While the panelists shared their views and experiences during the slowdown, a whole new dimension opened for the real estate fraternity to revise the key learning from it.
The session started off with a lively and thought-provoking discussion on the current trend in real estate industry. While all the panelists concurred that there was a huge demand for affordable housing (low-cost housing) in India, some of the panelists good-humouredly differed on what constitutes 'affordable housing' for the common man. The government, it emerged, defines 'affordable housing' between Rs 15-20 lakh on 800-1,000 sq ft, Dr V Chandrasekar was of the opinion that there was an untapped market for affordable housing and builders who would want to exploit that market would benefit greatly. While Sunil Jindal of SVP Group was supportive of developing affordable housing if the government comes forward with policies conducive to it. Dr PSN Rao, professor and head of department of housing, SPA & Chairman, NAR India said India had demand for 24 million homes. "Since demand is largely coming from end-users, the speculators have gone away from the market. And so homes, would never stop selling."
Ananta Raghuvanshi, Director of DLF Home Developers said that there is an emerging trend towards people looking at investing in tier II and tier III cities. "We have had customers in Delhi who are looking for second and third homes in places like Goa."
On the issue of delivering affordable housing to the common man in the face of huge escalating land cost, Anil Kumar Sharma of Amrapalli Group said the huge cost of land and land acquisition could be diluted if the government could offer adequate support to the developers, while V Sunil Kumar of Assets Home reflected the common man's view that affordable housing should be developed based on the need of the of the people, rather than what is affordable to the builders and developers. Ending this thought-provoking panel discussion on Paradigm Shift in Housing, Anuj Puri, moderator of the discussion thanked the eminent speakers and guests.
